نگهداری و تعمیرات پیشگویانه یکی از استراتژی‌های نگهداری و تعمیرات است که بر مبنای آن در بازه‌های زمانی معین تعدادی از پارامترهای تجهیرات اندازه‌گیری می‌شود و بر اساس این داده‌ها برای تعمیر و یا تعویض قطعات و تجهیزات تصمیم‌گیری می‌شود. سیستم نگهداری و تعمیرات بهرهور(Productive Maintenance) در سال 1954 به صنایع آمریکا معرفی گردید . در این سیستم ضمن تاکید بر روی اصلاح خرابیهای اتفاقی و از کار افتادن غیرمنتظره تجهیزات با بهره‌گیری مناسب از علوم آمار و احتمالات و پژوهش عملیاتی ، شبیه‌سازی ، اقتصاد مهندسی ، تئوری صف و نگرشهای تحلیلی ، تکنیکها و مدلهایی برای حالات مختلف انواع دستگاهها و تجهیزات ابداع شد که متخصصین این رشته می‌توانستند کلیه فعالیتها و عملیات نگهداری و تعمیرات را به نظم درآورده و خرابیها را پیش‌بینی نمایند تا جهت نگهداری و تعمیر آنها برنامه‌ریزی انجام پذیرد. دهه 1960 را می‌توان دهه گسترش استفاده از نت بهرهور در صنایع نامید . معرفی نت بی‌نیاز از تعمیر ، مهندسی قابلیت اطمینان و مهندسی قابلیت تعمیر (1962) از نتایج تحقیقات انجام شده در این دهه بوده که در تکامل سیستم نت بهرهور بسیار موثر بوده است. معرفی سیستم نگهداری و تعمیرات بهرهور فراگیر (Total Productive Maintenance) در دهه 1970 از سوی صنایع ژاپنی را می‌توان بعنوان آخرین دستاورد در دوره دوم تحولات نگهداری و تعمیرات نامید .
